You need a good lawyer to

1. create rock solid leases.
2. Make sure you are following state, federal and local laws
3. Too impose reasonable security deposits on your tenants
4. Create house rules (rules about pool, laundry etc)
5. To vet any contractors or contracts you must sign.

I had a lot of business for my lawyer. He charges $300 an hour. He is a good lawyer but recently with all the business I needed done the money was too much for me to pay. So I negotiated a lower hourly rate and he accepted. His advice is worth every penny. In this economy even lawyers may accept a lower rate.

Forget your lawyer. Waste of time and money. There are forms for all the above everywhere you look. Just check with your local apartment association. Duh! Why spend $300 an hour for something you can get for free and it will probably give you more protection than any lawyer will. Remember what Shakespeare said....
